Full application (screening)
Used to verify eligibility and finalize approval per fair‑housing and our screening criteria.
- Government‑issued photo ID for adults 18+
- Income verification: last 2 months of pay stubs or 3 months of bank statements
- Employment letter/offer if newly hired (if applicable)
- Housing voucher documentation (if applicable)
- Landlord contact info or rental history
- Pet/assistance animal documentation (if applicable)
- Authorization for background/credit screening
- Application fee covers screening and is generally non‑refundable once processing begins
- Processing time is typically 1–3 business days after all docs are received
- If approved, you’ll sign the lease and pay the security deposit to reserve the home

Pre-screening requirements
Applications are reviewed fairly and consistently. The following issues commonly result in denial:
- Incomplete application or missing required documents (ID, income verification).
- Unverifiable, insufficient, or inconsistent income.
- Negative rental history (evictions, repeated late payments, lease violations, unpaid balances).
- Falsified information or documents.
- Recent violent criminal activity or property-related offenses (per applicable laws).
- Unsatisfactory references or inability to verify previous tenancy.
